WHY IT MATTERS

A vacant home can develop problems quietly.

East Hawaiʻi homes face humidity, heavy rain, pests, power interruptions, fast-growing vegetation, and systems that often need regular attention. A periodic visit cannot eliminate every risk, but it can identify visible concerns sooner and give you a reliable local contact when something needs to be handled.

  • Visible leaks, moisture, or storm damage
  • Doors, windows, grounds, and signs of unauthorized entry
  • Pests, utility issues, or refrigerator and freezer power loss
  • Vendor access, repair decisions, and owner-requested errands

WHAT IS INCLUDED

Consistent checks, useful updates, and help when you need it.

The service is intentionally straightforward. We focus on visible property conditions, basic system exercise, communication, and practical coordination.

Routine property visits

Two scheduled visits per month, generally limited to safe and reasonably accessible interior, exterior, and ground-level areas.

Condition monitoring

We look for visible leaks, water intrusion, pest activity, storm damage, utility concerns, and obvious signs of unauthorized entry.

Water and appliance checks

We run faucets, flush toilets, and confirm refrigerator or freezer power when applicable and when access is safely available.

Updates and photographs

You receive a brief visit update, with photographs of significant concerns or changed conditions when practical.

Vendor access and coordination

We can meet vendors, provide access, coordinate approved repairs, and help owners work through practical property decisions.

Emergency and post-storm visits

Additional visits can be requested after a major storm, power event, security concern, or other urgent situation.

STRAIGHTFORWARD PRICING

Simple monthly coverage, with additional help available when needed.

The routine service is priced for owners who need reliable local oversight without a full rental management arrangement. Short-term coverage is available for travel, a delayed move-in, repairs, or the period between closing and occupancy.

Basic $200 monthly service

Includes: Two routine visits per month and brief reporting.

Additional work: $75 per hour, one-hour minimum, for extra visits, vendor meetings, errands, troubleshooting, or approved hands-on tasks.

Emergency or post-storm visit: $75 per visit.

Vendor coordination: Vendor invoices are billed at cost plus a 10% coordination fee.

Hawaiʻi General Excise Tax applies. Final scope and authority are documented in the service agreement.

FREQUENTLY ASKED QUESTIONS

Clear expectations from the start.

The service agreement defines the property, visit schedule, access, repair authority, fees, and responsibilities.

Is this a security or house-sitting service?

No. This is a periodic visual-check and owner-support service. It is not 24-hour monitoring, professional security, live-in house sitting, or a professional home inspection.

How often is the property checked?

The standard service includes two routine visits each month. Additional visits can be arranged when requested.

Can you handle repairs?

We can coordinate qualified vendors and can perform limited minor troubleshooting, errands, or hands-on tasks when appropriate. Licensed, permitted, hazardous, or specialized work is referred to the appropriate professional.

What happens after a storm or urgent event?

You may request an emergency or post-storm condition check. If immediate action is reasonably necessary to protect the property and you cannot be reached, the agreement can authorize limited emergency decisions.

Do you also manage occupied rental properties?

Yes, but long-term rental management is a separate service with a different scope, fee structure, and agreement. This page is specifically for vacant-property oversight.
